Peculiar Comprehensive Plan and Development Regulations Print E-mail

Welcome to the Peculiar, MO Comprehensive Plan and Development Regulations project website! We are excited about this project, and pleased you have visited!

The City of Peculiar is located along US Highway 71 in Cass County, MO. Located approximately 30 miles south of Downton Kansas City, Peculiar can be found between Belton (six miles north) and Harrisonville (six miles south), both rapidly growing communities. Currently a community of approximately 5,000, Peculiar offers its residents the comfort of a clean, safe community that is proud of its heritage and small-town quality with easy access to many regional entertainment, art, culture, athletic, and shopping opportunities.

In the Spring of 2007, the City hired JEO Consulting Group, Inc. to assist community leaders and residents with the development of an update to their Comprehensive Plan and development regulations. Due to its location and proximity to Kansas City, Peculiar has become increasingly affected by growth pressures created by projects being implemented by Kansas City, Mid-America Regional Council (MARC), Cass County, Missouri Department of Transportation (MoDOT), and its many neighboring towns.

The result of this planning process will be a Comprehensive Plan that presents the desires, goals, policies, and objectives if residents, and development regulations that support Plan goals, guide future decision-making, and encourage appropriate growth patterns, all for the benefit of Peculiar.

UPDATE - The 2008 PeculiarComprehensive Plan, Zoning Code, and Subdivision Regulations have all been adopted.
